Utah County Market Update- June 2015

According to the most recent numbers provided by the Utah County Association of Realtors®, year-to-date sales are up 19 percent compared to 2014, while listings are down a full 24 percent.

Translation: the market is great!

With interest rates still at some of the lowest we have seen in years, many buyers are taking advantage and finding great deals. A lower interest rate may actually save you more money in the long run than a discounted purchase price!

On the flip side, if you are even considering listing your home- NOW is the time! Inventory is considered to be somewhat low which can mean less time on the market and more money in your pocket!

Buyers: Understand How Sellers Price Their Homes




Understanding how sellers price their homes can empower you, as a buyer, in the negotiation process as you team up with your Realtor.

How Much Should I Offer?
Clients often ask, “How much under the listing price should we offer?”
The best way to understand market value is through comparative research.  Professional real estate consultants review and study at least 40 to 60 listings, visit 10 to 20, and inspect 5 to10 properties to develop a sense of relative worth for properties in a given area.
Additionally, a professional appraisal factors into determining the fair market value of the home.  An appraisal protects you because Lenders want to make sure that you don't overpay for a home.  If the home value does not meet the sale price in the eyes of the appraiser, they’ll let you know.  At that time, the Realtor can renegotiate the sale price or void the agreement and refund your earnest money deposit.

There are four basic factors that influence how sellers price their homes:

1.  Sellers Get Poor Advice
Some real estate agents inflate the value of the seller’s home in an effort to obtain the listing.  There’s a natural tendency on the part of sellers to list with the real estate agent who gives them the promise of the highest selling price.
When homes are overpriced, they 
  • Stay on the market longer
  • May not sell

2.    Sellers Set an Unrealistic Price for Emotional Reasons
These sellers believe their home is worth every penny of their asking price for personal reasons.  Sometimes they lose their objectivity and focus on features that seem more valuable to them (rather than to the buyer).  For example, the suede wall-covering in the master bedroom may not appeal to potential buyers.
 Additionally, some sellers, anticipating reticence to buy, feel it’s a good idea to leave a little “negotiating” room in the asking price.

3.  Sellers Price their Home at Fair Market Value
These sellers carefully and realistically study other homes for sale, and may consult with a real estate professional.  They price their home competitively, and it usually sells quickly at (or very near) the asking price.

4.  Sellers are Motivated to Sell
When sellers want a fast sale, they price their home below fair market value.  These homes usually sell right away, at or above the listed price.  There are usually competing offers.

Real Estate Marketing






Did you know that most agents' marketing plans consist only of what is called, " The 3 P's?"

They will usually just:
Put your listing on the MLS,
Put a sign in the yard, then,
Pray!

Doesn't sound like an effective strategy, does it? (Not that I'm against praying at all :-))

According to the National Association of Realtors, 95% of home searches begin online! That's where the buyers are!

I believe that, in order to have a great marketing campaign, these four components are a MUST:

1. Content- When you choose me as your listing agent, I will make a website specifically for your home!

I will also produce a listing video of your home which will be featured on YouTube, allow for easy mobile access and burn easily to DVD.

I have a great mobile platform, 24-Hour Information Line and Short Code text ability for information.

Of course, Flyers are a staple in the business so I will have those available, along with QR codes which buyers may scan with their smartphone for more information. I also have a great ePostcard and Open House announcer to let my contacts know about your home!

2. Exposure- Having the tools to play the game is only one facet of a comprehensive marketing strategy.

How can buyers see these tools?

I do everything I can to make your property searchable by linking to all of the major real estate websites, such as Zillow, Trulia, Realtor.com, Homes.com, etc. Buyers will be able to see your specific property website from all of those major sites!

As mentioned, I will post the video of your home on YouTube, which is owned by none other than Google!

Social Media rules! I will feature your home on facebook, Twitter, LinkedIn, Pinterest, Craigslist, Google Plus and, of course, on my Blog!

3. Lead Generation- Half of all home buyers are unaffiliated with someone that they know, like and trust in the real estate business. We call these "invisible buyers." Of the invisible buyers out there, NAR says 7 out of 10 of them will use the first agent they come in contact with. That's why I have worked hard to provide over 15 different lead generating tools in order to contact those buyers and tell them about YOUR home!

4. Communication- Once those buyers do reach out to me via any of the lead generators, it is my goal to respond quickly and professionally. To help me do so, I use a batch-texting tool that enables me to reach out to all interested parties to keep them updated on your property.

Communication with you, the seller, is also key. Every week I will send you an email with statistical information on how our campaign is going. The statistics will let us know who the highest referring websites are, how many total hits, unique hits- even which images are being clicked on!

Oh yeah- and I do all of this by the next day, once I have taken great photos of your home!
