Real Estate Marketing






Did you know that most agents' marketing plans consist only of what is called, " The 3 P's?"

They will usually just:
Put your listing on the MLS,
Put a sign in the yard, then,
Pray!

Doesn't sound like an effective strategy, does it? (Not that I'm against praying at all :-))

According to the National Association of Realtors, 95% of home searches begin online! That's where the buyers are!

I believe that, in order to have a great marketing campaign, these four components are a MUST:

1. Content- When you choose me as your listing agent, I will make a website specifically for your home!

I will also produce a listing video of your home which will be featured on YouTube, allow for easy mobile access and burn easily to DVD.

I have a great mobile platform, 24-Hour Information Line and Short Code text ability for information.

Of course, Flyers are a staple in the business so I will have those available, along with QR codes which buyers may scan with their smartphone for more information. I also have a great ePostcard and Open House announcer to let my contacts know about your home!

2. Exposure- Having the tools to play the game is only one facet of a comprehensive marketing strategy.

How can buyers see these tools?

I do everything I can to make your property searchable by linking to all of the major real estate websites, such as Zillow, Trulia, Realtor.com, Homes.com, etc. Buyers will be able to see your specific property website from all of those major sites!

As mentioned, I will post the video of your home on YouTube, which is owned by none other than Google!

Social Media rules! I will feature your home on facebook, Twitter, LinkedIn, Pinterest, Craigslist, Google Plus and, of course, on my Blog!

3. Lead Generation- Half of all home buyers are unaffiliated with someone that they know, like and trust in the real estate business. We call these "invisible buyers." Of the invisible buyers out there, NAR says 7 out of 10 of them will use the first agent they come in contact with. That's why I have worked hard to provide over 15 different lead generating tools in order to contact those buyers and tell them about YOUR home!

4. Communication- Once those buyers do reach out to me via any of the lead generators, it is my goal to respond quickly and professionally. To help me do so, I use a batch-texting tool that enables me to reach out to all interested parties to keep them updated on your property.

Communication with you, the seller, is also key. Every week I will send you an email with statistical information on how our campaign is going. The statistics will let us know who the highest referring websites are, how many total hits, unique hits- even which images are being clicked on!

Oh yeah- and I do all of this by the next day, once I have taken great photos of your home!
